It, together with the surrounding lands, came into the possession of the paper manufacturer Richard Zanders in 1893, who bought it from Garf Levin von Wolff -Metternich acquired. However, the building seems to have been so dilapidated that the decision was made to demolish it and build a new one. Richard Zanders was involved with his mother Maria in the reconstruction of the Altenberg Cathedral and left the Gronau forest settlement for the workers in his paper factory erect.

        Haus Lerbach was built according to plans by the architect Gabriel von Seidl, and construction was carried out by Ludwig Bopp, who worked in Seidl's architects' office. He is considered one of the leading architects of historicism, which is also shown, for example, by the Bergisch Gladbach town hall designed by him. Otherwise, he was also conceptually responsible for the above-mentioned Gronau forest settlement. When it was completed, the house became the residence of the Zanders, who remained childless since Richard Zanders died in 1906 in an accident with his hunting rifle.
