The building of the Landestheater Neustrelitz goes back to the Reithaus am Schlossgarten.
The building, constructed between 1755 and 1758 based on the French model, was converted into a redoubt hall in 1769 by master mason Martin Seydel and inaugurated by the "Ducal Society of German Actors". Used as a permanent court theater from 1775, the building retained its outer shell until the morning of January 15, 1924.
After a performance of Richard Wagner's romantic opera "Tannhäuser", the building burned down to the ground and was rebuilt from scratch within four years by the architect Prof. Max Littmann from Munich. In May 1945 the building burned down again and could only be put back into operation in 1954 in the structural form based on Littmann's plans, this time as the "Friedrich-Wolf-Theater" of the Neubrandenburg district.
Since 1991, the traditional house has been called the Landestheater again, and there is room for 400 visitors in the auditorium. It features opera and drama performances, concerts and guest performances of various genres.
It is also the seat of the directorship, workshops and administration of the Theater und Orchester GmbH Neubrandenburg/Neustrelitz and houses the theater club.

At the current location of the theater there has been a riding house since 1755, built by Martin Seydel, which was converted into a comedy and redoubt house in 1775 and from 1779 was called the Mecklenburg-Strelitzsches Hoftheater. After the end of the monarchy, the theater was renamed Landestheater Neustrelitz in 1919. In January 1924, the building, which had been used as a theater for 150 years, burned down to its foundations.

Between 1925 and 1928, the Free State of Mecklenburg-Strelitz constructed a new building based on plans by the renowned Munich theater architect Max Littmann. Other architects involved were Heinrich Düll, Georg Pezold, Hugo Schimmel, May Sollinger and Matthias Teller. The house was opened on June 2, 1928 with Mozart's opera "Così fan tutte".

On April 29, 1945, the Red Army occupied Neustrelitz; by arson in the night of April 30, 1945, the theater was destroyed along with Neustrelitz Castle and other buildings. In 1952-1954 it was rebuilt by the architects G. Böckler, E. Conell and F. Torka, retaining the exterior; the interior was built in modern forms.

After the war, the Mecklenburg State Theater played in the hall of a former hotel under the most difficult conditions until 1954. In 1954 the theater was reopened under the name Friedrich-Wolf-Theater. In front of the theater there is still a bronze bust of the then namesake, the writer and communist politician Friedrich Wolf, who died in 1953.

From 1991 the theater was called Landestheater Mecklenburg. Since 2000, as the Landestheater Neustrelitz, it has been the main stage and seat of the management of the Theater und Orchester GmbH Neubrandenburg/Neustrelitz. also played at the Neubrandenburg theater. In 2010, fire protection and structural deficiencies in the Neustrelitz State Theater were remedied in a major construction project.
