An urban development project with decentralized and natural rainwater management was created in Farmsen, on the site of a former trotting track northeast of Hamburg city center. In the early 1990s, the owners decided to implement a living concept on the derelict site that combined publicly funded housing with a high quality of living.

Around 1,160 social housing units as well as commercial uses and utility facilities such as a combined heat and power plant, a school, a day-care center and housing suitable for the elderly were created in the new district. The new buildings stand in a dense construction on the oval of the former race track. The basic urban figure of the old harness racing track is still recognizable today.
