The Wadeway south from Langstone is technically passable at low water, possibly spring low tides, apart from the detail that the Hayling Shore is now thick mud which the Wadeway disappears into. I've watched people wade across from Langstone, and out of the water and it wasn't that deep. I was sitting outside the Royal Oak pub at the Langstone side which is extremely pleasant .There's the slightly weird "Langstone Lighthouse", now a private house but originally a tide mill and never a lighthouse and a small bird reserve on the mill pool.
