The pine forest behind Tirrenia is a great place to go MBT. Mixed earth/sand terrain, when it rains a slightly annoying mush forms and it's not the best, but on fine days it's a great place for cycling.
The vegetation is not only pines. There is plenty of shade and the vegetation is quite dense. The trails are well maintained though.
Part of the pine forest is occupied by Camp Derby and you cannot go there, but skirting the entire perimeter of the high pine forest of Camp Derby is excellent exercise. It may happen to see fallow deer. (komoot.com/it-it/highlight/5722725)
